Housing expert Geoff Smith emphasizes that the issue began after the 2008 recession when distressed homes became appealing to institutional investors with ample capital. The bill's goal is to address concerns about affordability, property conditions, and eviction processes while preventing mass corporate ownership. 

However, Smith notes that additional factors, such as mortgage credit availability and affordability, must be considered to truly impact the real estate market and enable individual homeownership. The bill, the first national proposal on this issue, recognizes the need for federal intervention to regulate these entities effectively.

Reducing carbs and sugar while increasing protein intake is emphasized by experts like Dr. Mir Ali and nutritionist Scott Keatley. They recommend obtaining protein primarily from regular meals, with supplements like sugar-free protein shakes considered if dietary goals are challenging.
